What VERA is

A research and analysis tool for people looking for an apartment in New York City. It aggregates listings that are already publicly posted, cross-references the addresses it can resolve against available public records, and presents an opinionated evaluation with the reasoning attached.

What VERA is not

Not a real-estate broker or agent. It is not licensed, it does not show apartments, negotiate, or represent either side of a transaction, and it earns nothing from any lease you sign.
Not a listing service. It does not host inventory. Every listing links back to its original source, which is the authority on price, availability, and terms.
Not legal advice. Where these pages describe New York rent law, that is general information, current to the best of our knowledge on the effective date above, and it is not a substitute for a tenant attorney or a housing counsellor.
Not financial advice. The calculators are arithmetic on figures you supply and on common landlord conventions. They are not an assessment of what you can afford.

Accuracy, and the limits of it

Listing data is only ever as good as its source, and rental listings are frequently stale, duplicated, mispriced, or fabricated. VERA is explicitly built around that fact — it scores authenticity, flags what it could not verify, and clusters duplicates — but it cannot guarantee that any listing is real, available, accurately priced, or legally rentable.

Public-record enrichment depends on matching a listing’s address to a building record. That match can fail or land on the wrong building. Where confidence is low, VERA says so. Treat every score as a starting point for your own verification, never as a conclusion. Verify the unit, the landlord, and the lease in person and in writing before you pay anyone anything.

If you use the optional exact-address check, the address you type goes directly from your browser to NYC Planning’s GeoSearch service. You must choose and verify the returned building match yourself. A local confirmation does not change the shared listing, score, ranking, or owner grade.

Nothing here should be the last thing you check. A high score means VERA found no problems in the data it can see. It cannot see the water pressure, the neighbours, or the person you are about to hand a deposit to.

Acceptable use

Use VERA for your own NYC apartment search, or to help someone you know, on a non-commercial basis.
Do not scrape, mirror, or resell the published data, or use it to build a competing commercial index.
Do not use it to harass, profile, or target any landlord, owner, or occupant. Public records describe buildings, not people to pursue.
Do not present VERA’s evaluations as your own professional opinion to a third party.

Ownership

The VERA name, mark, interface, scoring system, and written content are the property of Little Fight NYC. Underlying public records remain the property of the agencies that publish them. Listing content belongs to whoever posted it.

Liability

VERA is provided as-is and without warranty of any kind, express or implied, including any warranty of accuracy, availability, or fitness for a particular purpose. To the fullest extent permitted by law, Little Fight NYC is not liable for any loss arising from your use of the tool or reliance on its output — including any rental decision, deposit, application fee, or lease you enter into.

You are responsible for your own housing decisions. That is not a disclaimer we are hiding behind; it is the honest description of a tool that reads records and hands you the reading.

Availability

VERA publishes on a nightly cadence and may be stale, incomplete, or offline at any time. There is no uptime commitment and no support obligation. Sources break; when they do, the System page shows the available source status rather than quietly presenting a thinner city as complete.

Changes

These terms may change; the effective date above will change with them. Continued use after a change constitutes acceptance.

Grades, corrections, and fair housing

Steward grades and verification signals are computed from cited public records; each reported failure names its source where it appears. Owners and agents can report a wrong join or misreading via the corrections page; disputes with the underlying record must be corrected with the publishing agency before a later sweep can reflect them. VERA never uses race, religion, national origin, familial status, disability, source of income, or any protected characteristic in scoring or curation; neighborhood focus reflects the active search brief, not a judgment about who should live anywhere.
